Meeting but not exceeding current program needs while anticipating future needs

In the past 30 years, the US population has grown around 34%. However, during that same time, residential square footage has grown by 80% and commercial by 58%.1 In other words, we build 24-46% more space than we need. According to projections, this uneven trend is expected to continue as the global population continues to increase.2,3 The economic and environmental waste is enormous.

“Right-sizing” involves efficiently solving the program requirements without excessive space.  A reduction in building size has many benefits including reduced energy consumption, pollution, and raw material use, all of which can also lead to reducing costs and environmental impact. Anticipating changing needs in the future also can help avoid costly and wasteful renovations, expansions, or demolitions.
